Travelling down a country lane just ten minutes from Gourdon, looking to my right I was slightly stunned seeing the property we were about to visit for the first time!
A beautifully kept garden and a beautifully kept property.  You can see as soon as you approach that this is indeed a superb, well constructed property.  What I liked the most was as you do a 'tour' of the house, that each side is interesting and the great thought and attention to detail to make this one of the nicest looking 'newer' properties that I have seen for a while.

The property was finished in 1978 and only quality materials have been used.  It is situated in a country position but not far from the town of Gourdon, a little further to Sarlat and near to the villages of St Julien de Lampon and Grolejac.

As you walk into the property, there is a huge, most impressive entrance hall with a galleried stairwell.   Going through into the lounge is quite something.  A massive room of 74m², even the full size snooker table looked lost! A beautiful fireplace dominates a central position giving a lovely focal point to the room.  So many windows all around make this room seem even larger, as views over the garden seem to be incorporated into the room!



The kitchen is large with a dining area.  Fully equipped with a kind of partitioning work service between the two rooms.  Outside of the kitchen is a lovely conservatory, perfect for relaxing.








One of the bedrooms with en-suite shower is also on this floor.  

Onwards and upwards to the first floor and once again I was taken aback by the huge landing/mezzanine area.  In fact the present owners have made a very cosy office area and still I felt as if it was very grand!

The garage is almost another house in itself!  In fact the upstairs could easily be turned into extra accommodation if required with little effort.  There is also a large wine cave of 51m².




The position of the house is perfect.  The huge grounds of 7195m² extend all around the property and behind. The swimming pool is positioned in the garden.  




My view:  What a beautiful property and location.  Quality oozes out!  The spaciousness of the interior makes this feel quite a luxury home.  I don't think there are any negatives really.....  Maybe a change of colour with the bathroom suites to bring them up to date a little - but that is it!  No major works and I can't see why this one wouldn't please everyone!
