Cute little cottage, little price and impressive neighbour!

Ref:  3380g

Price:  130.000€ (agency fee included)

So now I have tempted you with the title - and I can't even show you the neighbour...  However,  I can tell you about it!!  The neighbour is in actual fact a large, superb country property - this cottage for sale was perhaps the gate keepers cottage...

It's a cute, quaint little old stone built house that has been used by it's holiday French owners for some years.  As we often find with these little old 'maison de vaccances' it's in a good state of repair but a makeshift kitchen and sleeping arrangements can be a little off putting on the photo's.  So you have to imagine this one having been cleared a little of all the furniture...

The cottage is situated in a small hamlet on the outskirts of Gourdon, and about five minutes from the lovely villages of Degagnac and Salviac where you will find all small commerce.  There are great views from here.

Please note rooms are noted as they are at present!
*Lounge/kitchen 20m²
*Bedroom of 25m²
*2 other bedrooms
*Shower room
*Garden of 240m²

The exterior as I said is in good condition.  The interior needs a white coat of paint in the first instance to get rid of all that brown!!  You enter into what is marked down as the large bedroom.  To my mind this should be the lounge!  Lovely warm cosy room even , authentic wooden floors and beams...

The kitchen looks somewhat chaotic at the moment but it is large and would make a fantastic large country style kitchen with dining room.  (Just get rid of some of the clutter).

Upstairs, there are two bedrooms, shower room and yes, some quirkiness!!  What would an old French cottage be like without some quirkiness???!!!  In fact, there is the fireplace that goes up through the roof and this is right in the middle of the room - so you do have to contort your body a little as you pass by!  Pfff!!  Not a problem - it's French!  Oh and the other thing is with the loo....  a guy may have a problem here!!!!  Unless you are French of course in which case they all go in the garden!!

There is a small garden in front of the cottage, together with a log store.  A huge tree there gives very welcome shade from the hot sun.  There is also another little piece of garden to the other side.  The large imposing neighbour does not actually impose on the cottage!  You can barely see it through the trees...  but it gives a rather grand feel when you arrive!

My view:  A little gem!  Some re-organisation with rooms, some paint to cover all that wood cladding in the upstairs will see you in a very charming little place!
