Oh wow! A beautiful old house with it's round tower....outbuildings and pool!

Simply beautiful property.....  one of those houses you see in those French magazines to demonstrate the architecture of times gone by in this region.  Situated in a little hamlet of houses, just outside of the superb and popular village of St Julien de Lampon in the Dordogne.  St Julien de Lampon sits just next to the river Dordogne has all small commerce and a lively bar!
As you arrive in the hamlet, this house is tucked around a corner but you notice that tower instantly!  You drive in through some massive wrought iron gates and park in-between the two barns.  There is a feeling of something special here....  You can see that this property is in excellent condition and has been very well kept.

There is a small conservatory entrance which leads into N°1 lounge.  A very nice comfortable room with a wood-burning stove.  A cool place to relax.  
Through to the kitchen....  what a nice room.  Open plan kitchen but fully fitted with units and a kind of breakfast bar.  Good amount of exposed stone in this room (too much and it can be cold and overpowering), gives this room a lovely warm feel.  Another aspect I like with this house is that have brought in a touch of modern to make it feel like a very liveable place ...  The staircase is open and leads to the huge large mezzanine lounge and up to a kind of gallery stairwell.   

Back to the kitchen ....  there are doors leading out onto a fantastic conservatory.  Now we do not see many of this type in our region so it was a pleasure to see one that had been chosen to go sympathetically with the style of the house.  In fact it looks superb.  A great space for a dining room I thought.  It overlooks the terrace and pool.
The three bedrooms are downstairs - this is actually a great idea.  Summer months can be very very hot here and downstairs bedrooms always seem to be so much cooler.  There is also a shower room on this floor.  

Back to the kitchen and going up that staircase - you come up to the huge lounge no 2.  Oh this is a nice room!  This French family use this room a lot and I can see why.  Spacious and so inviting.  Beamed, with wooden floors and again a touch of that fabulous exposed stonework.   To the end of this room is the bathroom and a dressing room.  In these old houses, we tend to find things not where you would expect them to be - but then houses built hundreds of years ago were not designed for modern things like multiple bedrooms and an internal bathroom!  All adds to the character!


The tower can be accessed on the ground and first floor.  A bit of an Alice in wonderland door (small) on first floor - these are just used for storage.
There is a huge cellar underneath the house.

The barn is also in great condition.  Presently used as a kind of training/gym area.  All glazed so could be used as office or ....  a gym!


Opposite the barn is an open hanger.  Again in great condition and is useful for parking.  This little area in itself is so very typical of what you imagine a classy French 'ensemble' to be like. 
The pool is tucked away out of sight from anyone.  Fully terraced in lovely local stone.  I can imagine taking a cocktail or a glass of champagne, laying on a sun bed here!

There is garden to the other side of the pool and it also stretches around and behind the barn where you will find your very own spring!  How special is that? !  These Frenchie's though are just so used to these quaint things that they think they are normal - they just don't know what gems they have!  I was quite amused when I asked the owner if it was possible to open the iron door to see inside and to my shock she informed me that she had never opened it!!  All around St Julien de Lampon are these little springs - such an interesting area to explore.  

My view:  Well a truly special property.  Character, charm - it has it in abounds!
